West Palm Beach is currently undergoing a development boom as more and more out-of-state businesses bring their offices to the Sunshine State. Enter Vine at Clematis, a five-story community that will offer 88 apartments.

Most of the Class A homes will hover around 557 square feet, and not much is known about their interior amenities at this time. However, we do know that communal amenities will include a fitness center, outdoor terrace, swimming pool, and residents’ lounge.

The residential venture will measure five stories and offer retail space.

While sources don’t consider Vine at Clematis to be a workforce housing project, to secure approval, the developer agreed to rent 15 percent of the homes (13 units) for those making 100 percent of the area median income. In addition to the residences, plans call for 4,687 square feet of retail, along with 21 surface parking spots.

512 NL LLC, a Coral Gables-based firm, recently secured a $18.5 million construction loan from Banesco USA. If all goes according to plan, construction could start on Vine at Clematis this November.

Spina O’Rourke + Partners designed the community. Vine at Clematis’ will rest on a .5-acre site that the developer acquired for $5.8 million. The venture will be located at 512 Clematis and 130 Quadrille Plaza Drive in West Palm Beach, FL, 33401, in Palm Beach County.
